What is RERA and its Full Form?

RERA full form is Real Estate Regulatory Authority. The Indian government introduced the RERA Act in 2016, applicable to all the states and Union Territories in India. It brings efficiency, transparency, and accountability to the real estate sector. It is enacted at the state level, making government bodies responsible for regulating the sale and purchase of residential and commercial properties in their vicinity.

  • Certificate Issuance: If the authority accepts the application, they issue a RERA certificate to the applicant confirming the registration.

  • Defect in the Title: If the buyer discovers a defect in the title of the property at the time of possession, the buyer can claim compensation from the promoter. This amount is not limited. 
  • Right to Information: The RERA Act gives the buyer the right to know about the project, including its status, layout, and execution. 

How do I ensure that a property is RERA compliant? 

Check the following to ensure that the property is RERA compliant: 

  • Legal Title: Check the land’s legal title. If it is in another person’s name, ensure that the developer has the valid documents to use it for development. 
  • Encumbrances: Look for encumbrances through the Encumbrance Certificate or legal search. 
  • Possession Date: Under RERA, the builder must give a possession date before which they must complete the project and provide possession. Look for this possession date in the application form. 
  • Find Details on the RERA Website: Verify the RERA registration number on the official sites and review the project details. Also, compare advertisements with details filed under RERA.
