Patta Chitta is an essential document issued by the Tamil Nadu government. It is a land document that shows a piece of land's rights, use and status. This document also details the boundaries, ownership, transfer history and other information related to land. 

What is Patta Chitta?

Patta Chitta is a legal document for your property issued by the Tamil Nadu government. This document verifies the ownership of land or property in Tamil Nadu, which can be used for different purposes. It is a certificate confirming your land ownership. The Patta Chitta also includes details such as how many rooms have been constructed, how much area has been covered and many other details about the land. 

Patta refers to your land revenue record, establishing the ownership of lands in Tamil Nadu. It is also known as the Record of Rights (ROR).  

Chitta refers to an extract from the Patta register that provides land ownership details. It classifies land as Nanjai (wetland) and Punjai (dry land), based on available water resources.  

This document outlines the ownership rights and status of the property in contention. 

The Government of Tamil Nadu merged Patta and Chitta in 2015 and made it Patta Chitta. It is also known as Patta Chittam (which means 'certificate' in the Tamil language). This implies that it is an official certificate with legal weightage that proves ownership of valuable property. When a Patta is registered in someone's name, it is proof that the respective land belongs to that person. This legal document can be obtained from the Tahsildar's office in your district in Tamil Nadu. 

Why Is Patta Chitta Important? 

Here are the various purposes of Patta Chitta: 

  • It acts as legal proof of ownership for property transactions, for buying, selling, or property registration. 
  • Required by banks and financial institutions when applying for a loan against property. 
  • Helps resolve land disputes by confirming the rightful owner on government records. 
  • Necessary for transferring land through inheritance, gift deeds, or sale deeds. 
  • Enables verification of whether land is government-owned (Poramboke) or privately held. 

What Does the Patta Consist Of? 

The Patta consists of the following details. 

  • Patta number 
  • Name of the owner 
  • The survey number and sub-division number 
  • District name 
  • Name of the Taluk and Village 
  • Land type (wetland/dry land) 
  • Area of the land 
  • Tax details 

How to Apply for a Patta Chitta Online? 

Follow these steps to apply for a Patta Chitta online. 

  1. Visit the official site of Patta Chitta eservices.tn.gov.in and select your preferred language - English/Tamil. 
  2. Click on the "View Patta & FMB/Chitta/TSLR Extract" tab on the homepage 
  3. Select your District, Taluk, and Village from the drop-down menus, and land area type, Urban or Rural. 
  4. Select "Patta Number" or "Survey Number" in the "View Patta/Chitta using" bar. 
  5. Select the Land Type as "Rural" or "Natham" as applicable. 
  6. Enter your mobile number and click "Get OTP." 
  7. Enter the OTP sent to your mobile number and click ‘Submit’. 

What Documents Are Required for Patta Chitta? 

 Only a registered mobile number for OTP verification is enough for simply viewing or downloading the Patta Chitta online. For a Patta transfer or change of ownership, you should have the following documents: 

Document Type 

Accepted Documents 

Identity Proof 

Aadhaar Card, Voter ID, Passport, or Driving Licence 

Address Proof 

Electricity/water bill, Ration Card, or Property Tax receipt 

Ownership Proof 

Sale Deed, Gift Deed, Partition Deed, Will, or Legal Heir Certificate (as applicable) 

Encumbrance Certificate (EC) 

Required to confirm the property is free from legal or financial liabilities 

Existing Land Record 

Patta/Chitta copy, if available 

How Do I Check the Status of My Patta? 

After submitting your documents and applying for Patta Chitta, the next thing to do is to wait until you receive an SMS that your Patta Chitta is ready for collection. 

However, in the meantime, you may check the Patta Chitta status online. Given below are the steps that you can follow to check Tamil Nadu Patta's online status. 

  • Visit the official website for Patta Chitta. 
  • Click on the 'Application Status' tab 
  • Enter your Application Number and Authentication Value, then click 'Submit'. 
  • The status of your Patta Chitta should now be displayed on the screen, telling you whether it is yet to be issued or has already been issued and is waiting for you to pick it up. 

Once the issuance is complete, you can receive your Patta Chitta. 

How to Download Patta Chitta Online 

Follow these simple steps to download the Patta Chitta online 

  •  Visit the Tamil Nadu e-Services website at eservices.tn.gov.in. 
  • Click on the "View Patta/Chitt /FMB" tab. 
  • Select your District, Taluk, and Village from the drop-down menu. Then choose your Patta Number or Survey Number and select Land Type as Rural or Natham. 
  • Enter your mobile number, click "Get OTP," and submit the OTP received. 
  • Your Patta Chitta will be issued on screen. Click "Download" or "Print" to save your copy. 

What Is the Validity of Patta Chitta? 

Patta does not have a fixed expiry period. Whether it is for land or a house, it remains valid as long as the property ownership remains unchanged. Instead of renewal, it only needs to be updated (mutated) when ownership is transferred. 

Can I Change the Name in Patta? 

 Yes, you can change the name in Patta through both online and offline methods. 

  • Online: Visit eservices.tn.gov.in and click on "Apply for Online Patta Transfer." Register or log in with your mobile number and follow the process. 
  • Offline: Visit your local Taluk office or Tahsildar's office and submit a written application along with the sale deed, tax receipts, electricity bill, and Encumbrance Certificate. 

Fees 

You will need to pay a nominal fee of ₹100 for the entire procedure to obtain an online Patta. At CSCs, a fee of ₹60 is charged per application.
