It is a graphical, scaled representation of land parcels and records the exact boundaries and dimensions of each parcel, survey number and subdivision details, neighbouring field survey numbers for boundary reference, physical measurements such as length, width, angles, and total area, and landmarks like roads, water bodies, and public facilities. 

It is important to note that an FMB sketch establishes boundaries and measurements; it does not, by itself, prove ownership. Ownership must be established separately through a Sale Deed, Patta, or Title Deed.

An imaginary reference line that converts the sketch into various sizes of triangles to fix boundary lines and various points. Errors in the G-line affect all key calculations. 

F-line 

Designates actual field boundaries in the sketch's outer lines. Its points are fixed based on offset distance from the G-line. 

Subdivision Lines 

Defines smaller portions of land within a survey number. A sub-division's extent is directly correlated to the extent found for that specific sub-division. 

Ladder 

Establishes field line points via an offset distance from the G-line, highlighting left or right angle deviation. Converting ladder details into digital data produces the FMB sketch's outline. 

Extension Lines 

Shows the precise direction in which the subject field meets neighbouring fields, enhancing clarity and precision in the map. 

Neighbouring Field Survey Numbers 

Surrounding field numbers marked around each FMB. Facilitates conversion of FMBs into D-sketches and aids field survey data integration from nearby areas. 

FMB Sketch Types 

The FMB map encompasses three vital types, each serving distinct purposes: 

  • Profile Sketches: Profile sketches illustrate the ground profile along a specific line, offering insights into the topographical features and elevations present in the surveyed area. 
  • Plan Drawings: Plan drawings provide a comprehensive layout of an area, detailing the placement of buildings, roads, and various features. They offer a visual representation of the spatial arrangement and organisation within the surveyed land. 
  • Elevation Sketches: Elevation sketches depict changes in ground elevation along a designated line, making them particularly useful for projects like proposed pipeline routes. These sketches offer a detailed understanding of the terrain's vertical variations. 

How to Get FMB Sketch Online 

As of 2025, the Tamil Nadu e-Services Portal (eservices.tn.gov.in) is the official government platform for accessing land records, including FMB sketches. Here is a step-by-step breakdown of the online process: 

  1. Visit the official portal at eservices.tn.gov.in/eservicesnew/land/chitta.html
  2. Select "View Patta and FMB/Chitta/TSLR Extract" from the e-Services section.
  3. Choose the area type (Rural/Natham for village lands or Urban for town/municipal areas)
  4. Enter your location details by selecting District, Taluk, and Village from the dropdown menus.
  5. Enter land details using either the Patta Number or the Survey Number along with the Sub-division Number.
  6. Enter your mobile number, request a One-Time Password (OTP), and submit it for verification.
  7. The FMB sketch will be displayed and can be viewed, downloaded, or printed.

Note: The online FMB copy is available free of cost and is suitable for reference purposes. For certified copies with legal validity, you must visit the Taluk Office or VAO Office in person. 

How to Get FMB Sketch Online? 

Acquiring an FMB Sketch involves a straightforward procedure: 

  • Head to the Taluk office in the relevant area to obtain a copy of the FMB sketch for the desired land. 
  • Approach the Tahsildar with a formal request for the FMB sketch. Fill out a request form specifying the survey number relevant to the land. 
  • Complete the form, attest it with your signature, and attach all necessary documents. Submit the entire package to the relevant authority. 
  • The Tahsildar reviews the requests, either approving or rejecting them. In case of rejection, an appeal can be made to the District Collector. 
  • Pay the required fee and obtain a receipt for future reference.  
    • General Fee: The fee for a certified offline FMB sketch generally ranges between ₹100 and ₹500. 
    • Application/Page Fees (Tamil Nadu 2026): 
      • Rural Area: ~₹400 (Application) + ~₹200 per page. 
      • Town/Municipality: ~₹500 (Application) + ~₹200 per page. 
      • Municipal Corporation: ~₹600 (Application) + ~₹200 per page. 
    • Kerala (E-Rekha): Specific, non-digital FMBs (re-survey) can cost around ₹750 
  • Upon approval, receive the FMB sketch copy of the land, complete with a unique reference number. This systematic process ensures a smooth and regulated acquisition of FMB sketches. 

Alternatively, you can visit a Tamil Nadu e-Governance Agency (TNeGA) e-Sevai centre, submit the survey details, pay the required fee, and collect the certified copy after 5 to 10 working days. 

How is FMB Sketch Maintained? 

FMB online maintenance involves meticulous record-keeping at scales of 1:1000 or 1:2000 for each survey number. Subdivisions within these survey numbers are allocated to respective property owners, ensuring a detailed and organised representation of land parcels. The FMB book serves as a comprehensive repository, documenting essential details such as land location, type, extent of measurements, and dates of measurements. This systematic approach allows for easy information retrieval for future reference and analysis.

Addressing an erroneous FMB map involves a structured process. To rectify inaccuracies, individuals must submit an application to the Tahsildar, the responsible authority. Revenue authorities undertake a survey and measurements of the land, amending the FMB accordingly. 

In cases where the Tahsildar's response is lacking, a legal course of action can be pursued. Initiating a petition in court directs the Tahsildar to correct the FMB, ensuring accurate and reliable land records. This systematic approach ensures the correction of discrepancies, maintaining the integrity of FMB sketches in land documentation. 

Common issues that may warrant a correction include errors made by the surveyor during sketch preparation, failure to update the FMB after a land division, and discrepancies between actual boundaries on the ground and those recorded in the FMB. 

Difference Between FMB and Village Map 

While both documents are used in land administration, they serve different purposes. An FMB is plot-specific; it contains precise measurements, boundary details, and sketches for a particular survey number. A village map, by contrast, is broader in scope and provides a general overview of boundary divisions across an entire village or area. Both documents are necessary for complete and accurate land documentation, but the FMB is the more definitive reference for individual plot-level transactions.
